Chimneys always seem to be problematic on buildings, especially condominiums. Chimneys intersect with the roof and can be a frequent source of water infiltration. We rarely encounter a chimney system that was properly installed by the builder. The key is to have a proper water barrier by the use of paper, such as Tyvek, felt paper, ice guard, etc., beneath the siding and trim. Without this, the caulk joints are the only barrier and eventually would lead to interior water damage. We often see instances where other contractors have replaced bad siding, but fail to go that extra necessary step. This step is to remove the trim, as well, so that a proper moisture barrier paper can be installed as to make sure that the corners are wrapped. Everything may look great at the surface but it is what you don’t see that may be the most important element to the project for longevity.

Spring/Summer Tip….. When starting up your irrigation system be sure to take the time to re-direct water away from coming in contact with your home or building exterior surfaces. Constant moisture on exterior surfaces help to cause premature paint failure, mold and algae to grow and if your water source is from a well, you run the risk of rust stains. Additionally, be sure to cut back landscape foliage, including shrubs, trees and bushes from coming in contact with your home or building. Doing these two simple items can add years to your exterior surface and help to provide additional time between paint jobs. It's more cost effective to re-direct water sources and cut back landscape than to replace rotted wood, tuck point brick/block and repaint.
